Deep Valley Ranch South

LOCATION:

This clean portion of a fine ranch is located on FM 1028 near Mercury, in far NE McCulloch, less than 2 miles from the San Saba County line. The site is bordered by the paved FM road for 1/2 mile, and partially on one other side by an all weather gravel road, giving it almost 1 mile of public road frontage. Richland Springs (basic supplies) is 15 miles E, Brady (hospital, 4,600’ airstrip, restaurants, shopping) is 20 miles SW. Brownwood (box stores, hospital, restaurants, shopping) is 25 miles N, Austin is 140 miles SE, San Angelo is 100 miles W and San Antonio is about 150 miles S.

The area is composed of medium to large sized working/recreational ranches, and agriculture/hunting are the economic drivers.The rural feel is strong and relaxed here, and the reach of the major population centers does not get out this far. WATER:

Over one mile of major drainage Deep Creek crosses the eastern portion of the ranch, holding water much of the time, in a lush, riparian bottom of monster hardwoods and thick grasses. The ranch also co-features 3 good stock ponds, and there is possibility of major lake site as well. Richland Springs Water Supply is available, and groundwater maps show several fresh water wells within a mile of two of the property boundary. LAND:

The ranch is almost a perfect rectangle, with the western 1/3 being the eastern side of a long, north-to-south ridge that culminates along a spectacular bluff that runs the length of the property from N to S. Stupendous views are had from this bluff of the impressive Deep Creek Valley to the east and beyond, with several fine potential homesites to choose from. Overall elevation change is 130’ from top to bottom, though it feels like more when on the bluff!

The look and feel of this place is ultra-clean, with just the perfect amount of “wild” still left intact. We’re talking sculpted food plots sprinkled amongst thick brush and hardwood motts. The western 1/3 is mostly mesquite with scattered oaks, cedar and woody shrubs, while the eastern portion is deep soil bottomland with giant hardwoods abound. Several of the oaks appear to be centuries old!

Soils range from stony clays to deep clay loams, and the condition of the rangeland is above average. We see native tall grasses mixed with introduced species, providing excellent forage for both livestock and wildlife. It appears that this ranch can handle up to one animal unit/15 acres, and large populations of whitetail deer, turkey and dove are consistently observed along with the occasional quail. Waterfowl are abundant on the stock ponds during winter. The overall hunting on this ranch is rated “excellent,” and whitetail deer up to 140 B&C have been observed by owner.

IMPROVEMENTS:

Some deer blinds, game cameras and feeders are included with the sale, and there is some fencing and cross fencing with adequate pasture roads. Note that the Central Texas Telephone line supports DSL service on site.

FINANCIAL/TITLE:

Listing Price is $2,450/acre, and Seller will provide current survey and basic title insurance. Seller shall retain 50% of owned mineral rights.

Visible utility easements appear to be only title exceptions. The ranch is located in the Rochelle ISD, and ag-exempt taxes are approx. $300 per year. The parent tract of approx. 609 acres is under CRP lease for $2,587/year for approx. 6 more years. This ranch can be joined to Deep Valley N for a total of 609 acres.
