LOCATION: This shiny farmstead is located on paved Klein Road, a few miles NE of Stonewall (basic supplies, cafes, grade schools), in the heart of LBJ parks and former LBJ ranchland. The area is known for productive, showplace-type farms and ranches, and is home to numerous orchards, vineyards and equine facilities. Fredericksburg is 20 miles W (fine restaurants, hospital, jet airstrip, big box stores, etc.), Johnson City is 10 miles E (restaurants, supplies) and Austin and San Antonio are both about 60 miles away (international airports).
Gillespie County is home to a mix of agriculture, outdoor recreation, fine arts/retail stores and interesting Hill Country culture. The long term growth forecasts for this zone are staggering, and Fredericksburg is widely known as a sophisticated shopping and recreation destination.
WATER: The SW corner of the tract is crossed by seasonal, rock bottom Wittington Creek for about 700 feet. This creek flows year ‘round in normal years, and presently has potholes (Feb. 2012). An unnamed drainage crosses the front of the site and features two small stock ponds, along with potential for possible additional impoundments.
Groundwater is spotty in this area, though there are some large volume wells shown in the vicinity on our groundwater map (available by request). A deep well of 1,000’ delivers 5 gpm to a concrete storage reservoir on site, which provides drinking water to the house, as well as livestock water. LAND: The parcel is almost a perfect square, with drainages crossing front and back, with a low ridge running N/S thru the center. A clean, tilled hayfield lies on the left as one enters, with grass field on the right, and the improvements are perched on a low ridge overlooking both. The land is about 60% light to medium tree cover, with many heritage liveoaks, post oaks and elm, with little to no underbrush.
A stellar feature of this offering is the high % of sandy soils, offering excellent potential for equine enthusiasts, or those wishing to produce grapes and/or peaches. The land has been used as a Morgan horse farm in the past, and there is Kleingrass present in some of the field areas.
The gently rolling terrain offers fabulous views of the Pedernales Valley to the south, and the area is chock full of whitetail and axis deer, as well as blackbuck antelope and turkey. The dove hunting is often productive as well.
IMPROVEMENTS: The solid, ranch-style home is combo rock/siding with metal roof, comprises approximately 2,000 sf, and has 3 BR, 2 BA with fireplace. This home is clean and livable, and would be ideal for a ranch manager/helper. The grounds are somewhat landscaped, and the homesite area is quite attractive, with huge liveoaks sheltering the dwelling.
A 2 car carport with storage room is nearby, and a pole hayshed can handle about 80 round bales. A decent set of wood/pipe pens is useful, and an old barn and extra home likely contain a fair amount of interesting salvageable material. The ranch is fenced and cross fenced, and there is high fencing on 3 sides.
FINANCIAL/TITLE: Listing price is $7,950/acre, and owner will provide current survey and basic title insurance. Mineral conveyance is negotiable. There are utility service lines crossing the property, but no other known encumbrances to title. The property is located in the Fredericksburg school district, and 2011 property taxes were $943.87.
SUMMARY: This is the best of Stonewall, folks, in an affordable-sized package. If you want to live the “good life” in a “great spot,” then look no further than WCF. This clean offering could easily become a local showplace, just off the beaten path, yet highly accessible from all the area hot spots.
